The conforming rates posted above are based on the following: primary residence, single family home, loan amount of $200,000, agency approved, full documentation and a middle credit score of 740 or higher. Please call for quotes on loan amounts less than $200,000. Agency Jumbo rates are based on the following: primary residence, single family home, area conforming loan limit (eg. $437,000 in Charlottesville MSA for 2009), credit qualification, 75% loan-to-value, full documentation and a middle credit score of 740 or higher. Non-conforming jumbo rates are based on the following: primary residence, single family home, $500,000 loan amount, credit qualification, 60% loan-to-value, full documentation, middle credit score of 700 or higher and max DTI of 45%.  Government loans: USDA requires a 2% guarantee fee which may be financed, LTV permitting.  VA requires a funding fee of .5-3.3%, depending on eligibility.  Negative points indicates a credit to the borrower.
